Presima delivers real estate management services by extensively researching company income and growth potential of over 85% of the index market capitalization. This process is done using a bottom-up approach conducted through the analysis of company properties and their rent rolls, regional real estate cycles and the macro-environment in which the firm operates.

Presima has established a rigorous but flexible portfolio construction process, allowing the portfolio management team to easily structure new investment strategies based on the global listed real estate market. By simply fine-tuning the investment universe, Presima is able to customize any portfolio to the specific needs of clients, such as absolute return, emerging markets, small cap and ex-US strategies.

Our investment philosophy is characterized by the search for a consistent long-term balance between dividend income and capital appreciation using a bottom-up security selection approach. Our objective is to seek, within the global listed real estate market, undervalued quality investment opportunities which exhibit strong growth prospects attractive valuations, above average management capabilities and strong balance sheets.

Our security selection process is based on a fundamental bottom-up approach. In order to track and detect investment opportunities on a continual basis, Presima uses a Proprietary Valuation System which incorporates a wide range of corporate valuation concepts which may be adapted for each region's particular investment style.

Presima currently offers its clients a choice of three investment strategies: The Global Relative Return, the Global ex-US Relative Return and the Emerging Real Estate Securities.
