Presima’s research capability
Presima’s research effort is driven by its own internal capabilities. Assignments are organized around regional boundaries that correspond to the four main regions of our investment universe: North America, Europe, Asia-Pacific and Emerging Markets.
Our broad investment universe contains approximately 2,000 real estate securities. These securities exhibit various investment characteristics, according to their regions, business focus (development vs. management), asset sector, etc. and make for various risk / return profiles. The universe is further refined to concentrate on liquidity-screened securities that are attractive from a fundamental bottom-up perspective.
Our investment team seeks to exploit unique sources of information. Consequently, on-the-ground insights are a central component of our value creation approach. Our investment personnel travels extensively throughout the year in order to meet with company managements and to visit real assets.
Having the investment team within one location enables all team members to share ideas and compare investment opportunities on a global basis. We believe that this flow of information provides an efficient means for allocating capital towards the investment ideas with highest risk-adjusted expected returns.
